Andorra Property Prices in 2026

Three times a year, the Andorran government publishes a report on property sale transactions and prices of square meter sold during that period. They then complete the year producing a final annual report on property transactions. Given the difficulty accessing these reports and the fact that the full reports are written exclusively in Catalan, we thought it would be useful to give a biyearly summary in English on what is officially published by the government about Andorra property prices. These statistics are written to understand the scale of property buy-sale transactions in the country. This means the figures are looking at the global average of all transactions, of all money passing hands and all the square meters sold, and not looking at individual sales in 2026.

What to consider before looking at the figures?
a. The figures below are looking over a one to two year period, if you want data on price per square meter sold in Andorra going back further over the years, please read our blog post: 15 years of property prices in Andorra.
b. If there is a lot of new construction taking place, this will influence the figures the year or two following. This is because new builds are sold at a premium price and will therefore increase the average price per square meter if sold in large quantities together.
c. If there is a lot of luxury construction being built, as above with new construction, this will influence the figures the year or two following. This is because luxury builds are sold far above the median price range.
d. Not the historical norm, but the selling of large amounts of old property will of course have an inverse effect on the figures and cause the average prices to drop.
e. A decrease in the quantity of property sales will correlate to the total value of property sold, ergo it will drop the latter figure and vice-versa for increases. If the percentages are not similar, this is due to the price per square meter increasing or decreasing that year, or the type of property being sold changing that year.
Statistics of Andorra Property Prices in 2026
In the second quarter of 2026, the property prices in Andorra continue to increase according to the trend for the last 9 years, especially notable in the previous 5 years up until now. Interestingly the amount of property transactions has decreased substantially, down -11.8% compared with the second quarter of 2025. When looking at total properties sold, the decrease is more pronounced, with a -35% drop versus the same period in 2025.
As we saw in our post of Andorran property prices in 2025, the sudden reopening of foreign investment increased the quantity of transactions substantially in the second quarter of 2025, however the continuous price increase over the last 12 months and the population's general discomfort with the speculation on the Andorran property market is no doubt also having an effect on the amount of property sales in 2026. Compared with the 2nd quarter of 2024 and 2023, there is still an increase in the amount of total property sales in Andorra in 2026 as seen below.

Concerning the prices, there is a considerable slow down on the increases we have seen year on year since 2021 until now in 2026. The actual increase from Q2 in 2025 to Q2 in 2026 is only a +0,21% change to average price per m2 of sold property in Andorra, which signals that we may well be at a stabilisation point in the property market that we suggested might happen this year in our last blog post from 2025. This does not take into account the full year statistics which will give a much more pronounced view of the market movements, unfortunately only available in early 2027 however.

Property prices in Andorra in 2026 and 2027
As we mention at the beginning a lack of new builds being completed, and an increase in older property being sold, will sway these statistics to one side. There are many new build developments in Andorra set to be completed by end 2027 so we expect a new upturn next year representing the sales of these new properties that are sold between €6000-10,000 per m2, comparably with second hand property being sold between €4000-6000 per m2 in Andorra in 2026.
For the moment there is definitely a noticeable drop in property sales transactions happening in Andorra. The advertised prices of property in Andorra continue to increase despite a general stagnation of the market. The increase in the investment needed for passive residency, along with the Andorran property market speculation, pushed many owners of properties worth €600-€700,000 into advertising their properties for €800,000-€1M. Many of these properties are still on the market as are simply not worth the price at this current time. We suspect the average increase of price per square meter of apartments to be around 5% by the end of 2026, although there is room for a full stagnation of the market and for prices to remain fairly stable continuing into 2027. The lack of supply is however noticeable, and this is also pushing the numbers down as there simply is very few well priced properties available to buy in Andorra in 2026.
