For several years running, the pattern was fairly dependable: in the autumn-winter period (October–March), there was a more significant hike in prices per square meter than in the spring-summer period (April–September). From 2020 through 2024, prices climbed heading into winter every single year — by as much as 22.9% between autumn 2023 and winter 2024. There are a couple of likely reasons behind this trend:
New builds and construction timing. A lot of new builds are completed in summer and autumn, when Andorra's dry climate allows for high construction activity. Watch the current quarter's data, not just the historical average. With prices dipping into 2026, buyers negotiating right now may have more room than the historical pattern alone would suggest.
