One big factor in play affecting the value of property in Andorra are the hours of sunlight and shade a property will get throughout the year. While in most countries this is principally affected by the orientation of the house i.e whether it is facing South or North, here in Andorra although this plays a big role, the mountains on all sides of your property have an enormous effect on sun hours also. The valleys in Andorra can be narrow in certain areas, meaning the mountains on all sides could be shading your property hours after flat-horizon sunrise and before flat-horizon sunset. This causes quite a conundrum for any prospective buyer, as without visual proof throughout the seasons and at various times a day you can never be quite sure how much sun your Andorran property will actually get. No need to fret however, we have found the solution…

The wonderful world of Shademap.app. While researching for our blog we came across what we can only describe as one of the most useful tools to use when in the process of buying property in Andorra. We promise no advertisement deal has been made here, we were simply amazed by the practicality of this free online tool. If you want to know the exact sun hours in Andorra for any property in Andorra or outside the country, this is the website to use.
Direct sun hours of Andorran properties in Escaldes, La Massana, and Ordino
To illustrate how much sunlight in Andorra we actually receive, using Shadmap.app, we extracted images of the shade from a morning and afternoon in June and a morning in and afternoon in December on various properties in Andorra. Firstly, on a property in Can Diumenge in Escaldes and another in Coma del Colat in La Massana. Both of these neighbourhoods are known to be the sunniest in the country. Secondly, we show you the shade on a more average Andorran property in la Cortinada in Ordino (facing east) and another in Anyós, La Massana (facing west). Lastly, to compare all these to a property not shaded by mountains or hills, we illustrate the sun orientation for a property in Guissona, Spain 1.5 hours from Andorra. We hope this will give you a real notion of the direct sunlight hitting properties in Andorra.
Can Diumenge, els Vilars, Escaldes-Engordany
Andorra's sunrise, ergo when the sun hits the property in Andorra and not flat-horizon sunrise, comes at 8:20am in both summer and winter at this property. Andorra's sunset is at 8:45pm and 5:20pm in summer and winter respectively.

Coma del Colat, La Massana
Very similar to the above property, the Andorran sunrise on this property is at 7:50am in summer and 8:20am in winter. Conversely, the Andorran sunset 9:15pm in summer and 5:25pm in winter

La Cortinada, Ordino
Sun hits here in the morning in summer is at 6:20am, and 8:20am in winter. On the contrary The Andorran sunset is 6:20pm in summer on this property and 2:00pm in winter, giving you 2 hours less of direct sunlight in summer compared with the above sunniest neighbourhoods in Andorra, and 3.5 hours less in winter.

Anyós, La Massana
Andorran sunrise on this property comes at 9:20am in the summer 9:50am in winter, sunset is at 9pm in summer and 4:45pm in winter. It should be noted that this is a residential block containing apartments that face out only on the west front meaning during winter, the apartments contained in this property only receive between 0 and 60 minutes of direct sunlight due to the large mountain to the left of the building. This is the case for many if not most apartments in Andorra either in the morning or the afternoon depending on their orientation.

Guissona, Spain
Sunrise and sunset in Guissona, Spain hit at the same time as flat-horizon sunset and sunrise. The access to sun all day long is something you may or may not take for granted, but it is certainly one of the disadvantages of living in Andorra. For that very reason we fully recommend checking out the direct sun hours hitting your property in all the seasons, before any property purchase here in Andorra.
